Now is The Time To Purchase!

It's Time To Get Off The Fence!

Now is the time to move to the purchase side of the fence.  Let's be honest, many have waited much too long and have missed out on the lower prices.  But you still can attract a great deal!

There are many homes available to anyone looking to purchase and achieve the American Dream of Owning their own home.  What a fabulous way to spend your life.  Having a home of your own, changing it to what you want it to be and knowing that you will have the sense of pride of accomplishment.

Rates are still low, in the 4% ranges as this is written.  There are many loans available including conventional, FHA (3.5% down payment); FHA203K (the only renovation loan available and still 3.5% down payment); USDA (available in certain areas which offers no down payment and no PMI); VA (offers no down payment); and still others.  Therefore no matter what your situation there is a loan waiting for you!

It is still true that you can own a home for less than it will cost you in rent and you have the added benefit of tax deductions that you do not have at this time.  Home ownership is affordable and at your fingertips!

Take the time to see which homes are on the market; visit them; speak to a FULL-TIME Experienced Realtor as well as a Direct Lender and get yourself on the road to owning your own piece of the pie.  For more information contact me directly at 610-999-7693; visit my website www.JenniferDaywalt.remax.com; email me Sellinghomesjenn@aol.com or for tips on buying and selling become my friend at www.facebook.com/jenniferhilldaywalt.  I look forward to speaking and meeting you!

Showing Your Home on Hot Muggy Days!

Showing Your Home on Hot, Muggy Days...

This is the time of year when we definately want potential buyers to feel comfortable in the homes they are touring.  Nothing is worse then bringing a buyer through a home and watching them rush through because they are too hot and/or sticky to stay long enough to really see the beauty of the house.

Although it can be an extra expense it is important to make sure you treat potential buyers of your home as guest.  This equates to making them comfortable!  Be sure to have that air conditioning running on these hot days and if you do not have air conditioning place fans strategically through your home so that there is a constant air flow.

Keep your flowers watered so they are bright and beautiful.  Do not let the first impression of buyers be wilted plants in the gardens or containers.  If you have a patio, show it off!  Put patio furniture, a grill and an umbrella in place so the buyer can picture themselves having a great summer BBQ or relaxing on the patio.  Large colorful pots with palms trees is a perfect touch to this area during this time of year.  If you are close by put a pitcher of iced tea with ice on the patio table with glasses.

Make sure the house is bright and airy.  Remove long dark curtains, open those blinds and remove clutter.  Create a free, bright, carefree environment for the potential buyers visiting your home.  Great summer scents include vanilla, mango, coconut, apple and ocean scents.

Although we want the house to be comfortable with air conditioning this also means you will have to be careful of cooking and pet odors as they will linger longer with no where to escape.  If you are having buyers through your home stay away from onions, garlic and any other scents that will turn them off.  In addition keep after those pets, cleaning the cat liter box several times a day and making sure your pets are fresh and clean.

This is a great time of year to sell your home.  Keep that lawn manicured, flower beds weed free, patios and porches staged to perfection and provide a comfortable house and your buyers will be writing an Agreement of Sale.

Cooperate With Your Realtor...

Cooperate With Your Realtor...

Everyone wants to sell their home for Top Dollar and Realtors want that to happen for their Sellers.  Realtors have an obligation to do the best possible job to get a home sold however Seller's have a few obligations themselves...

1.  Make sure your home is spotless inside and out.  This includes windows, removing clutter, floors washed, baseboards and doors washed, everything put in its place.

2.  Curb Appeal!  Take a weekend to plant colorful flowers, mulch your flower gardens, powerwash your home.  Be sure your lawn is always well manicured including edging.

3.  Show your home like you want to sell it!  Make sure it is well lit, windows are open or Air Conditioning on.  Curtains and blinds opened to allow the light to shine through.

4.  Avoid certain cooking odors like garlic, certain meats, etc.  Replace them with the scent of vanilla, cinnamin or chocolate chip cookies.

5.  Get into the habit of making the beds every morning and keeping the house in tip top shape.  No clutter and clean.

6.  Do not turn away showings!!!  This is suicide when you are trying to sell your home.  There is a large inventory available which in turns leaves you no guarantee that if a buyer cannot get through they will try again.

It is very frustrating when a Seller complains that their home isn't selling.  Many times the Realtor can look at the history and find that many showings were denied for one reason or another and that each time the Realtor visits that house it is unkept.

Ask your Realtor to be honest about what needs to be completed in your home.  If needed invite a stager into your home to take over and make it show ready.  This small investment could yield you a large return.

Short Sales!

SHORT SALES...

Short Sales do not have to be complicated.  Although they require much work on the side of the Realtor if you hire an EXPERIENCED, FULL-TIME Realtor you will have a much smoother transaction.

Many times I mention hiring a FULL-TIME Realtor and I do so for good reason.  It's difficult enough being represented by a Realtor that has an obligation to another career when not dealing with a short sale.  However add that short sale into the equation and it is even more difficult.

Negotiating a short sale with a bank requires many hours, most during the daytime hours.  A Realtor has to be able to immediately answer calls and/or emails regarding a short sale property or can risk weeks of delay.

Hiring a Realtor with Short Sale Experience is equally important.  There are many obstacles to overcome and if the Realtor you choose to represent you is not familiar with these issues, again you will risk weeks of delays.  You need a Realtor who understands the entire process and can navigate through the banking systems to ensure a smooth process.

Even with an Experienced, Full-Time Realtor expect delays.  I had a full price, cash offer on a short sale property and I am 2 months into getting a bank acceptance.  We finally received the okay today to schedule settlement.

An experienced Realtor will also get the seller started with paperwork so they are fully prepared once an Agreement of Sale is accepted.  Your Realtor should be able to tell you, the seller, which documents are expected by the lender and will get those documents to the lender.

No one wants to be in this type of situation, but if you find that you are be sure to hire a professional to save yourself time and stress in an already stressful situation.
