Showing Your Home on Hot, Muggy Days...
 
This is the time of year when we definately want potential buyers to feel comfortable in the homes they are touring.  Nothing is worse then bringing a buyer through a home and watching them rush through because they are too hot and/or sticky to stay long enough to really see the beauty of the house.
 
Although it can be an extra expense it is important to make sure you treat potential buyers of your home as guest.  This equates to making them comfortable!  Be sure to have that air conditioning running on these hot days and if you do not have air conditioning place fans strategically through your home so that there is a constant air flow.
 
Keep your flowers watered so they are bright and beautiful.  Do not let the first impression of buyers be wilted plants in the gardens or containers.  If you have a patio, show it off!  Put patio furniture, a grill and an umbrella in place so the buyer can picture themselves having a great summer BBQ or relaxing on the patio.  Large colorful pots with palms trees is a perfect touch to this area during this time of year.  If you are close by put a pitcher of iced tea with ice on the patio table with glasses.
 
Make sure the house is bright and airy.  Remove long dark curtains, open those blinds and remove clutter.  Create a free, bright, carefree environment for the potential buyers visiting your home.  Great summer scents include vanilla, mango, coconut, apple and ocean scents.
 
Although we want the house to be comfortable with air conditioning this also means you will have to be careful of cooking and pet odors as they will linger longer with no where to escape.  If you are having buyers through your home stay away from onions, garlic and any other scents that will turn them off.  In addition keep after those pets, cleaning the cat liter box several times a day and making sure your pets are fresh and clean.
 
This is a great time of year to sell your home.  Keep that lawn manicured, flower beds weed free, patios and porches staged to perfection and provide a comfortable house and your buyers will be writing an Agreement of Sale.
