Short Sales!

SHORT SALES...
 
Short Sales do not have to be complicated.  Although they require much work on the side of the Realtor if you hire an EXPERIENCED, FULL-TIME Realtor you will have a much smoother transaction.
 
Many times I mention hiring a FULL-TIME Realtor and I do so for good reason.  It's difficult enough being represented by a Realtor that has an obligation to another career when not dealing with a short sale.  However add that short sale into the equation and it is even more difficult. 
 
Negotiating a short sale with a bank requires many hours, most during the daytime hours.  A Realtor has to be able to immediately answer calls and/or emails regarding a short sale property or can risk weeks of delay.
 
Hiring a Realtor with Short Sale Experience is equally important.  There are many obstacles to overcome and if the Realtor you choose to represent you is not familiar with these issues, again you will risk weeks of delays.  You need a Realtor who understands the entire process and can navigate through the banking systems to ensure a smooth process.
 
Even with an Experienced, Full-Time Realtor expect delays.  I had a full price, cash offer on a short sale property and I am 2 months into getting a bank acceptance.  We finally received the okay today to schedule settlement.
 
An experienced Realtor will also get the seller started with paperwork so they are fully prepared once an Agreement of Sale is accepted.  Your Realtor should be able to tell you, the seller, which documents are expected by the lender and will get those documents to the lender.
 
No one wants to be in this type of situation, but if you find that you are be sure to hire a professional to save yourself time and stress in an already stressful situation.
