Cooperate With Your Realtor...
 
Everyone wants to sell their home for Top Dollar and Realtors want that to happen for their Sellers.  Realtors have an obligation to do the best possible job to get a home sold however Seller's have a few obligations themselves...
 
1.  Make sure your home is spotless inside and out.  This includes windows, removing clutter, floors washed, baseboards and doors washed, everything put in its place.
 
2.  Curb Appeal!  Take a weekend to plant colorful flowers, mulch your flower gardens, powerwash your home.  Be sure your lawn is always well manicured including edging.
 
3.  Show your home like you want to sell it!  Make sure it is well lit, windows are open or Air Conditioning on.  Curtains and blinds opened to allow the light to shine through.
 
4.  Avoid certain cooking odors like garlic, certain meats, etc.  Replace them with the scent of vanilla, cinnamin or chocolate chip cookies.
 
5.  Get into the habit of making the beds every morning and keeping the house in tip top shape.  No clutter and clean.
 
6.  Do not turn away showings!!!  This is suicide when you are trying to sell your home.  There is a large inventory available which in turns leaves you no guarantee that if a buyer cannot get through they will try again.
 
It is very frustrating when a Seller complains that their home isn't selling.  Many times the Realtor can look at the history and find that many showings were denied for one reason or another and that each time the Realtor visits that house it is unkept.  
 
Ask your Realtor to be honest about what needs to be completed in your home.  If needed invite a stager into your home to take over and make it show ready.  This small investment could yield you a large return.
