It is difficult for Realtors who have been in the market for a long period of time to understand why buyers are not taking advantage of the current Real Estate Market.  Rates are phenominal and the homes are definately on sale!  I can't remember the last time homes in Phoenixville and the surrounding area could be had for $140,000.00!  When this market turns around there will be many buyers who are sorry they did not take advantage of the market.  The market will turn around, Real Estate, like anything else is cyclical.  And those waiting for the market to hit bottom are taking a risk.  There are many wonderful opportunities to get into this Buyer's Market, now is the time to take advantage of that!

Fall Tips to Help Sell Your Home!

We all realize we are experiencing a difficult seller's market in Real Estate at this time.  The homes are moving more slowly, financing is difficult to obtain and the buyers are on the fence.  We definately need some consumer confidence to get out of our current slump.  But there are things that can be done to help add to your home's appeal and Fall is a great opportunity to do so.

Homes will look inviting in the following weeks when the leaves are changing colors and the scent of fireplaces burning fill the cool crisp fall air.  Add some color to your front door area with large mums.  Plant them and pot them to perk up the front area of your home.  A pumpkin or two will also add color.
 
A few fall leaves around the house, planted mums and the scent of cinnammon will all help with the sale of your home.  If you will not be far from your home when showing a fire in the fireplace can add a great feel for the buyer.  Candy apples on the kitchen island or apples in a glass bowel will add to the fall ambience.  Take advantage of the rich fall colors and the scents of Fall.

5 Things to Get Your Home Sold!

 
In a difficult market it is imperative that Seller's pay close attention to all of the details in order to make their home shine!  There are 5 things that will definately give you an advantage in this type of market.
 
1. Curb Appeal!  I cannot stress enough that curb appeal is very important when you are in the process of selling your home!  Make sure the lawn is cut and edged so that there is a clean crisp look about it.  Be sure any hedges hiding the house are either taken away or trimmed so that the features of your home can be seen from the curb.  Driveways need to be well maintained and free of debris.  Be sure the front porch is freshly painted and free of clutter.  You should repaint your front door if necessary.  This is a great time to add some color with colorful and full mums around the front door.
 
2. Spring Cleaning isn't just for Spring!  If you are listing your home or currently have it listed you need to complete a Spring Cleaning!  Start upstairs and work your way down.  Remove all the cobwebs, clean the windows inside and out, be sure all the woodwork is wiped down.  Paint the interior of the home if necessary.  Clean the floors thoroughly and make them shine.  Clean the inside of the closets and the cabinets.  Be sure that all doorways are clean and crisp.
 
3.  Organize!  Get rid of the clutter!  Nothing should be on the kitchen counters, tables or islands except perhaps a bowl of green apples or fresh flowers as well as a COUPLE of appliances!  Remember the way you live in your home is different from the way you present it when selling.  Clean out those closets to give the appearance you are not outgrowing the space.  Be sure that all walkways are completely clear.  Get rid of excess knickknacks, photos and paperwork as well as books.  You want a "pottery barn" feel through your home...inviting and warm yet not overwhelming!
 
4.  Be sure that the light shines through!  Remove the heavy drapes and replace them with shear curtains so that the light flows through your home.  Be sure that the curtains are open for showings and all lights are turned on.  For cool Fall Days be sure that your windows are open so that fresh air fills your home.  Light a candle if you will be close by or bake a pie or cookies to create a home feeling. 
 
5.  Be sure that your home is always ready for showings so that you never have to turn one down.  You never know when the buyer wants to come through your home.  Be sure it is accessible and always fresh, crisp and clean.  It is sometimes difficult to have your home in such condition but so important when sellling your home!

5 Things to Get Your Home Sold!
