The question today seems to be "will I qualify for a mortgage"? There is a lot of misinformation circulating through the media and amoung people themselves regarding the current mortgage situation.

First I have to say if you don't try to qualify you wont' know if you do. Find a Direct Lender who can take your application and let you know whether you qualify or not. This should not cost you any money at all. It should be a free service. If the lender you contact will not pre-approve you for a mortgage without payment move on to the next direct lender.

Although the restrictions for obtaining a mortgage are more strict at this time it does not mean you cannot qualify. It simply means more of a paper trail has to be covered.

The $8,000 Tax Credit is no more but there is still a great opportunity available to buyers!  Buyers and Sellers are coming together! It is easier for a buyer to receive a Seller Assist towards closing costs.  This can mean $8,000 or more to take care of closing costs.  $8,000 or more that the buyer does not need to close the sale.

Taking into consideration the drop in prices since the Tax Credit, the Seller Assist & lower interest rates it's a win win situation for a buyer!  You can now receive an $8,000 or more credit, if the Seller is agreeable and if it is authorized by your lender.  This money can be saved or used to renovate your new home.  And it does not have to be paid back.

There are many homes ON Sale in today's market.  It is more affordable to own a home now then it ever was before.  The low prices and interest rates equal a low payment for home owners.  The Seller Assist means more money in the pocket of the buyers!

10 Questions to Ask a Seller's Agent

10 QUESTIONS TO ASK A SELLER'S AGENT...
 
In this type of market it can be difficult to know which Realtor to hire to sell your home.  Some people feel it doesn't matter and others don't know where to start.  Well it does matter and here are questions you should be asking a Seller's Agent during your interview...
 
1.  Are you a Full-Time Realtor?
2.  How many homes have you sold in my area?
3.  What is the difference between the list price and the sales price for those homes you sold?
4.  Are you tech savvy?  Can buyers reach you by email immediately?  Text Message?  Cell Phone?
5.  How are you going to market my property?
6.  What type of updates can I expect and how often?
7.  Will you have brochures out by the yard sign or just a copy of the MLS sheet?
8.  What type of co-op are you offering to the Buyer's Agent?
9.  If I have questions or comments are you readily available to me?
10. Do you live in the area?
 
You should be able to receive answers to the above questions that satisfy you.
 
1.  Do not even think of hiring a Realtor that has another job!  Don't you want the full attention put on your home and getting it sold?  Do you want agents who have questions about your home waiting for the answers until your Realtor leaves their day job?
 
2.  Find out how many homes the Realtor has sold in your area.  This will give you an idea of their experience.  You definately want a Realtor who is very experienced in your particular market.
 
3.  If the Realtor is listing homes at $200,000 and they are selling at $120,000 there is a possiblity they are "buying" the listing.  This means they are listing the home where the Seller wants it listed and not where it is going to sell.  It is much better to have an honest Realtor tell you the true market value of your home then to string you along.  And if a Realtor isn't honest about the market value what else won't they be honest about?  ***Keep in mind we are in a difficult market and there are many homes that are priced below what we consider market value without selling.  Use common sense when evaluating this question.
 
4.  You as the Seller may not be tech savvy but the buyers are!  And you better make sure your Realtor is as well so that they are able to get back to any potential buyers asking for information on your home.
 
5.  How will your property be marketed?  Make sure it is an intense and extensive marketing plan and that you are kept up to date on marketing that occurs.  You will want colorful brochures next to the yard sign, not MLS sheets. 
 
6.  Updates should be once a week.  Feedback should be reported to you as soon as it is received.  You should also receive the marketing as it takes effect so you can review it.  Updates would include new homes on the market, homes under contract and homes that have sold as well as homes that have adjusted their prices.
 
7.  Answered in #5.  Colorful professional brochures should be at the yard sign for any potential buyers to take with them.
 
8.  Very important question to ask.  Whatever you have negotiated with the Seller's Agent in terms of commission, be sure that the split with the buyer's agent is equal to what the seller's agent is taking.
 
9.  Your agent isn't always going to be able to answer the phone when you call however they should be able to return that call to you within 2 hours.  If you are more of an email type person the agent should be able to access that email no matter where they are.
 
10.  It's important that the agent you choose lives in the area.  They will be able to show the property without little notice as they are close by and they know the neighborhood as well as the community.
