Buyer Myths!

BUYER MYTHS...
 
There are many buyer myths circulating the Real Estate World.  Here are just a few!
 
1.    The market has not hit bottom; wait to buy...No one can say for certain when the market hits bottom or when it tops out however what we can tell you is the market can change very quickly.  May be hard to believe in this type of market but some things to consider are an influx of relocations from different companies such as Pfizer, interest rates rising at a steady rate, home mortgages relaxing some of the stringent regulations.  When this occurs you can bet that we will move right into a Seller's Market.  My opinion...this particular area has more than likely hit bottom although there may be some fluxation from time to time we will probably move into a Seller's Market and I believe it will be a quick transformation when it occurs.
 
2.    Interest rates will go lower...I don't think so, in fact yesterday interest rates moved up.  They will continue to move up and I'll tell you why.  The government is trying to stimulate the housing market.  Remember the housing market affects lots of different businesses such as home supply stores, contractors, appraisers, Realtors, Home Inspectors, Title Companies, The State Revenue.  The government wants this market to move.  What better way to get buyers off the fence then to continually raise interest rates in an effort to let them know these 4% rates will not be here for long.
 
3.    Sellers are willing to make deals, they have no choice in this market...Not every Seller is in a situation to have to sell.  In fact we have not really seen any more bank owned properties then during a good Seller's Market.  They always exist.  The only reason we are seeing more short sales is because the term is now catching on.  There were many people who simply did not sell because they owed too much on their property.  Now they can get out of the property with a short sale.  Of course there are GREAT prices right now.  Do your homework.  If you truly love the house you want to purchase check the comparables, be sure to work with an experienced Realtor and make a reasonable offer.
 
4.  The Shadow Market is right around the corner...The Shadow Market is a term used to describe homes that have been foreclosed on that the bank is holding in order not to flood the marketplace.  I can assure you that although there are a few homes that are foreclosed on do not get fooled by the media.  Remember the media reports on the entire country as a whole.  There are pocket areas, which are growing at this time, that are not going to experience a surge in foreclosed homes.  We are one of those markets.  It's great for buyers to hear from the media that there are going to be thousands of homes at great prices coming their way but do you want the truth about your area or do you want to dream?  Prices are VERY low right now, they are not going to remain that way.
 
5.    It is too difficult to obtain mortgage lending...While its true that it is more difficult to obtain lending as no-doc loans and stated income loans are not available it is not impossible.  You need to be sure to align yourself with a DIRECT LENDER and a Realtor who understands Mortgages and they will be sure to get you through the process smoothly.  There is still 100% financing available without PMI.  It is termed USDA and although the home you are interested in must qualify, many do.  FHA is available with 3.5% down and the rates are still very good.  Although it is more difficult to obtain conventional financing you can obtain FHA and USDA and 60% of the buyers I have experienced this year whether purchasing a $100,000 home or a $400,000 home have utilized these programs.

Take The Stress out of Selling Your Home

TAKE THE STRESS OUT OF SELLING YOUR HOME...
 
It is a very stressful time to sell a home.  The market is a Buyer's Market and we are entering the holiday season.  It seems that homes are on the market longer than before and the prices are moving downward.  But there are things a Seller can do to make the stress of Selling their home easier...
 
1.  HIRE AN EXPERIENCED, FULL TIME REALTOR; this is critical always but especially during this type of market.  The Realtor you choose should be very experienced in your market.  This is not the time to utilize a friend or Realtor new to selling Real Estate or out of your area.  The Realtor you choose should also be FULL-TIME!  You are hiring a Realtor to represent your needs and to be there when you have a question or concern.  Why share them with another job?
 
2.  HIRE A REALTOR WHO IS TECH SAVVY EVEN IF YOU ARE NOT;  Why hire a Realtor who is tech savvy if you aren't?  Because many of the buyers ARE.  They want an instant response that they are being heard.  Many of the buyers want to be able to text a Realtor when they are on the train going to work or at work and cannot use the phone.  They prefer emails that they can go over and respond to over lunch.  They are searching the internet daily for listings that may appeal to them.  Not only does the Realtor you hire have to be there for your needs they have to be there for potential buyers and their needs.
 
3.  BEGIIN THE PROCESS WITH PATIENCE; Understand that it is a slow moving market for Sellers.  Do not expect multiple showings in the beginning and an quick offer.  This does happen and if it is so for you wonderful.  But it is not the norm.  If you go into the process understanding that it will take patience to get through then you won't have unrealistic expectations and the process will seen normal to you and not stressful.
 
4.  EXPECT LOW OFFERS; It is just the way it is right now.  This does not mean you have to accept the low offers it simply means you have a starting point.  A low offer is better than no offer.  It will give you an idea of where the buyers mentality is regarding your home, provide you with open communication with a buyer who has an interest in your home and allow you the opportunity to counter the offer.  Do not shrug away or take offense to any offer.  After all you have an interested buyer.  Work with it.
 
5.  SHOW YOUR HOME; This includes last minute showing appointments, dinner time appointments and morning appointments.  Make sure your home is ready to show at all times.  Just as the Realtor has a job to do, the Seller has responsibility as well.  That responsibility includes having the home "show ready" at all times and making sure it is available for potential buyers to see when THEY want to see it.  You may not get a second chance; there is too much competition.  If you are not allowing showings to come through you are commiting Real Estate Suicide.
 
6.  MAKE SURE YOUR HOME IS SHOW READY:  Beds made, repairs made, fresh paint, dress up the front of your home for curb appeal, trash out,  no laundry all over the house, declutter, pets picked up after, and a warm ambience through your home will make it appealing to buyers.  It's November...light a fire in the fireplace (if you are close by), candles lit (again if you are close by), a great scent such as vanilla or cinnamon through the house, curtains opened, all lights on.  Look at your house through the eyes of the buyer and make sure it feels like home.
 
7.  DO NOT OVERDECORATE; Those cute blow up decorations for the Holiday Season...one is enough.  Although it can be lots of fun and the kids love to see hundreds of decorations on your front lawn for the Holidays don't take away from the charm of your home from a buyer.  Do not overdo the decorations.  Instead stick with the basics such as white candle lights in the windows, wreaths on the door and windows with a spotlight, a couple of reindeer on the lawn.  This is not the time to show off your decorating experience; you have to show off your home.

We Have To Make The Difference...
 
There is no doubt that the economy is suffering along with most people in the U.S.  The housing market is suffering.  I truly believe it will be up to the people of this nation to turn this around and not leave it in the hands of the government.  Consumer confidence must come from the families that make up this country.

What are YOU Waiting For?

While investors like to "play" the market and make their moves at precisely the right moment, there is a price to pay if your timing is wrong.  And many times the timing is wrong.  Just ask a few of those investors who became caught in the high market when they couldn't find the "deals" and the low market when they couldn't sell their deals.

First Things First!

FIRST THINGS FIRST...
 
If you are in the market to both sell your home and purchase a home take the necessary steps to ensure a smooth transaction.  First it is very unlikely that a Seller is going to accept an agreement of sale with a Home Sale Contingency attached.  Therefore it is important to have your home under contract first.  The most difficult part of the entire two part transaction will be selling your home.
 
Interview with an Experienced Full Time Realtor and list your home.  While you wait for an agreement of sale take a look at homes on the market so you know what is available to you and have peace of mind that others will be coming.  But you don't want to find the perfect home only to have your current home not under contract.
 
Once your home is under contract you can then submit an offer on your new home with a Settlement only contingency.  Happy House Hunting!

Why Aren't Buyers Buying?

WHY AREN'T BUYERS BUYING?
 
With rates lower than they have ever been and with homes on sale, home ownership is more affordable then ever before.  So why aren't buyers taking advantage of this market?
 
Many buyers feel they will not qualify for a mortgage.  There is no doubt that obtaining financing is more difficult however not impossible.  FHA is still available to those who have less than perfect credit and a small down payment and seller assist is still available to those who need help with the closing costs.
 
Some buyers are still waiting for the bottom to fall out.  These buyers believe that the prices are going to drop even more than they already have.  However according to the Case Shiller Price Index, the bottom is here or has already passed in most cities.  Many of these buyers will be caught in the guessing game only to find that the prices and interest rates are rising.
 
Seller solutions?  Be sure that buyers coming to your home know that you will accept FHA financing for your home AND that you are willing to provide a seller's assist to help with the closing costs.  If your home is in need of repairs the option for you is accepting FHA203K renovation loans.
 
Make sure your home is in top shape and pleasing to a buyer's eyes.  Clean the clutter, paint the home in earthy colors, add vanilla or cinnamon to the air when buyers are on their way.  A clean crisp home will sell much better than a home in need of lots of repairs.  Even if buyers perceive the bottom has not hit there is nothing like a beautiful well kept home to change their mind about buying.
