What's Available?

If you have been on the fence about purchasing a home there are lots of things to consider at this time.  Rates are creeping upward but are still good.  Homes are on sale but the prices are seeing a slight increase in particular areas.  Homes are going under contract more quickly then they were and the inventory is diminishing at this time due to sales.

Loans originated on or after 4/10/2011 will see an increase in monthly PMI if you are utilizing FHA financing.  Now is the time to think seriously about purchasing your home.

What would be available to you?

A great single family home completely renovated with bamboo hardwood flooring, large living room open to eat-in kitchen with recessed lighting.  This home also features central air, library with fireplace, 3 bedrooms and 1.5 fully renovated baths.  A one-car garage, great yard, off street parking and large rear deck finish this home! $244,000. (Phoenixville)

Perhaps you prefer a 3 story brick twin complete with refinished hardwood floors, new hickory kitchen, new windows, large rear patio, 4 bedrooms and renovated bath situation on The Phoenixville Avenues.  This home features off street parking and charming front porch.  $215,000 (Phoenixville)

Prefer the country?  I have that covered as well.  Single home with hardwood floors, 4 bedrooms, 2 baths, attached garage and eat in kitchen on 14.5 Acres with 4 car garage and barn.  House needs TLC but great property! $450,000 (Boyertown)

Immaculate single home with 3 bedrooms, 2.5 baths, large renovated eat in kitchen with hardwood flooring throughout available.  Off Street parking and one car garage.  $219,900 (Coatesville)

Is it time to own your own business?  Great bar/restaurant with liquor license included, 9 fully rented apartments, parking lot, 2700 sq. foot warehouse and patio available.  Great Bridge Street location! $1,300,000 (Phoenixville)

Coming up...

Great single home with 4 bedrooms, 2 full baths, full basement, living room, dining room, kitchen and den as well as rear covered deck with large fenced yard.  Off street parking. $244,000 (Phoenixville)

Giving Your Curb Appeal A Head Start!

Give Your Curb Appeal A Head Start!

If you are planning on putting your home on the market now is the time to get started on the curb appeal!  Remember, curb appeal is the first impression a buyer gets of your home!  Not only do buyers canvass a neighborhood looking for homes, they also see the front photo first in all advertising and they ride around to specific homes to see if they have any further interest.  Let's make sure your curb appeal WOWS them!

The Spring rain is coming and will continue.  Fertilize your lawn to enable strong, healthy, green grass to grow.  Trim your trees and bushes to create a nice clean cut look.  Remove the leaves from flower beds and those that have gathered around the bottom of the trees.  Repaint your driveway if necessary and remove all clutter.

Paint your shutters and front door - black is great for the shutters and red is a strong color for a front entrance.  Clean your windows inside and out and give your home a good powerwashing.  If you don't already have plants add a splash of color with cold weather pansies.  Make a uniformed exterior look by replacing curtains so they match on the outside.

Clean off that patio and front porch furniture and show it off!  Add palm trees in large colorful pots to add to the scene.  Colorful pots at either side of the front door with a shaped evergreen can go a long way.  Paint the shed if needed as well as the outside of the house.  Make sure the exterior of your home looks fresh and crisp and you will have the buyers coming through in no time.

Choose Your Buyer's Agent!

Choose Your Buyer's Agent!

It's almost Spring!  I am watching the tulips' green stems emerge from the ground as the sun is shining through my office!  I believe I am also feeling the sun's warmth instead of just seeing it and the green grass is once again visible!  The Buyer's are also emerging from their winter slumber and becomming excited about the purchase of a new home as well as the Sellers who are ready to move on!

There are a few things to be sure of when choosing a Buyer's Agent to find Your Home.  The Realtor you choose should...

1.  Be FULL-TIME;
2.  Be experienced in the area you are purchasing;
3.  Be available to you via email, text messaging or via cell phone;
4.  Pay attention to your wants and needs;
5.  Should have consistent communication with you.

Be sure you are comfortable with the Realtor you choose.  If you feel it is easy to communicate with the Realtor and feel your questions are answered fully and immediately, you have chosen a good Realtor.  It is imperative that you choose a FULL-TIME, Experienced Realtor to guide you through the house buying transaction!
