To Grow or Not To Grow.

TO GROW OR NOT TO GROW...
 
Are we moving forward or not?  That is the question that should be on everyone's minds.  I've watched the criticism and the support of various situations in the Borough of Phoenixville and Schuylkill Township regarding the Fillmore Street Properties, The building of homes on Phillips, the apartments and storefronts on Bridge as well as the new building for administration and police.

I realize that different people will have different opinions due to their situations and location.  Of course there will be people against certain developments and building.  There are very good reasons for their opposition and it is not easy to dispute them.  I also understand those that are in support of the additional building in Phoenixville.  I understand the tax issues, the school issues, the traffic issues.  I pay school taxes in Phoenixville, I have children in the school system and I am in the traffic everyday.

As a Realtor who watches the Phoenixville Real Estate Market very closely I thought I'd offer an opinion based solely on the growth of Phoenixville.  Some will agree, some will not.  This blog is not to incite arguments but discussion.  It is not to say some people are right and some are wrong.  I don't believe there are any right or wrong opinions.  My goal is to provide a professional opinion regarding a few situations.

Growing an area means growing pains.  There is absolutely no way around that.  Although the Phoenixville Real Estate Market is doing very well in comparison with other areas there has been a loss in value.  Many sellers are frustrated and want those values back.  Most of those sellers are staying in the Phoenixville Real Estate Market.

Often heard is that Phoenixville has come a long way but there is a long way to go.  I agree.  But in order to continue to grow hard choices will need to be made.  Who would have thought just a few years ago that Phoenixville would be part of a walkability survey, mentioned as one of the TOP 10 places to live in Philadelphia Magazine, would be voted a Great town to live in Main Line Magazine and would have shops and restaurants mentioned as the Top in the Area?  This is growth.

Growth will bring traffic into the area.  It will bring people from out of the area to visit.  It will mean change and change is not easy.  I'm the first to admit that I don't like change but also the first to admit that once I accept it and embrace it I realize it was for the best.

If we want our community to continue to grow and I don't know too many people that don't then we need to grow.  The condos and storefronts on Bridge Street will bring more shoppers, more community members going to restaurants, more community involvement.  It will bring more businesses into the area thus more people recognizing Phoenixville.  This in turn will help us fill the vacant storefronts downtown.  It's actually a simple concept.  More people come into the area to shop because we are offering more options for them.  In turn the shop owners realize a larger profit, thus bringing more businesses into the area as they see the growth. 

The developments on Fillmore and Phillips will bring more tax dollars to the area.  Always remember that the newer the house, the higher the taxes because they are assessed at their true value, not a value 10 years ago.  But more importantly new developments will bring a larger more involved community and that is a positive for Phoenixville.

Builders are willing to build in Phoenixville.  That should show every Phoenixville resident that we are important, that we are thought of as the place to be and that builders are willing to take a chance to build new homes in our town.  They have confidence in our community.  This will make others look and help build even more confidence and grow Phoenixville. 

The new police/administration building will show other communities that we are growing.  It will prove to those wanting to move into Phoenixville that we are on the move and nothing could be more important.

I did not grow up in Phoenixville.  I grew up in Norristown.  And since the day I was born all anyone heard was how Norristown was going to grow.  Afterall it is the county seat.  Year after year the promises came.  But the Borough of Norristown did not care about building the town.  They made it difficult if not impossible for business in the area to be a part of the community.  They did not care about the upkeep of the homes and the slum landlords moved in.  They did not care about the crime.  They did not grow.  The result of that was a town that most people will not drive through let alone walk through.  The very few businesses are leaving.  It is a dead town because no one cared to move forward. Norristown fought every good thing that came its way from renovating buildings to businesses which would have brought a huge tax income to the borough not to mention numerous jobs. 

It was an old school town and no one wanted change and they did not want the growing pains.  But they did receive change.  They received high crime rates, abundant slum lords and a community that was stuck.  And what they are left with is a over-crowded Real Estate Market filled with homes that will not sell and when they do they are selling at 25-50% less than they did just 10 years ago.

So while I understand everyone has their opinion, as a community we have a choice.  Come together and understand that there will be lots of things that we perhaps won't like at first but realize that in the end it will grow the community.  Growing the community will mean higher Real Estate values, more tax income and move visitors to our Downtown bringing with them money. 

Yes there will be obstacles to overcome.  There will be problems.  But if as a community we come up with solutions instead of just complaints perhaps it can be a win-win situation for everyone.  But ask yourselves...change will come whether you like it or not.  Do you want that to be a positive change or do you want it to be negative?

Why Are Houses Selling?

I've been asked this question time and time again.  A client wants to see a property and I have to deliver the news that it is under contract or a Realtor contacts me regarding a listing and it is already under contract.  Why are houses selling?  They are selling because regardless of the type of Real Estate Market we are experiencing all people need and want a place to live.  When rents are the same monthly payment as a mortgage it just makes more sense to own your property!  There are tax benefits and the happiness associated with coming home to YOUR home.
 
Rates are low which in turn mean a Buyer can afford more house as the monthly payments will be lower.  This will not last forever and Buyers are realizing this.  Sellers have grown into the market and understand the value of their home in today's Real Estate Market.  These two factors alone are bringing in a wild and strong Real Estate Market in our area.
 
Buyers are also beginning to realize that it isn't as difficult to become approved for a mortgage as they thought.  Lots of negative media coverage and the advice friends and family, who have great intentions, but are misinformed are moving to the wayside for the true facts and Buyers are discovering that they indeed can not only qualify for a mortgage but can afford one.
 
Families are growing and those that have homes are looking to upgrade to a larger home.  New marriages and new families are ready to own their own piece of the pie.  They are moving forward with excitement and a positiveness that we haven't seen for quite some time.

New Year's Resolutions!

Let's face it, millions of New Year's Resolutions are made and forgotten within the 1st week of January. Everyone has great intentions, including myself, but life somehow gets in the way. Perhaps we set our goals too high or we just don't know how or where to get started with our new goals.

If purchasing a home is one of your New Year's resolutions here are some great reasons not to bypass that one! Rates are low. Very Low. More than likely they will only go up, up, up! Home prices are stable. Phoenixville is still experiencing growth and if the beginning of this year is any indication for the type of Real Estate Market we will have through the rest of the year, we are in Great shape. Tax benefits are there for the taking! Everyone complains about paying too many taxes. Owning your own home helps you reduce some of that tax burden by allowing you to deduct the taxes you pay and the interest you pay on your mortgage. (Please consult with your accountant for exact and more information regarding tax advantages. I am not an accountant.)

Many buyers are finding that their mortgage payment is going to be lower than their rental payment. Wow it's been a while since we have heard that and it's true today. And with that being the case why wouldn't you purchase a home?

Of course you have those who will always be negative about any situation. So decide for yourself if it is better to rent or own. Take into account what you pay monthly in rent including utilities. Then speak to a Local Realtor and/or Mortgage Lender and decide what a monthly mortgage payment would be on a mortgage. After making that decision speak to an accountant about the tax deductions you would receive by having a mortgage. Add everything up over the period of one year and make your decision.

Relocating? Choose Your Own Realtor!~

Relocating to Another Area?  You can Choose Your Own Realtor!

Relocating to another area due to a job is stressful enough, but finding a great Realtor who can take care of the details while you are gone can be very difficult. Most companies who are relocating their employees encourage them to choose one of the Real Estate Companies on their list. That can mean a Realtor from out of the area, who knows nothing about the area and will not be able to truly service the Seller.

I have seen this happen on numerous occasions. Homes completely overpriced or underpriced due to the Seller using a Realtor who knows nothing about their neighborhood. Just a week ago I showed a listing, through a Realtor working for a relocation company, that listed the wrong number of bedrooms for the house. Even though this Realtor received my feedback they made no changes regarding their mistake.

My advice? When you are involved in relocating for your company understand that you can use any Realtor you choose. That Realtor will need to sign paperwork with the relocation company agreeing to pay a referral fee. (that is the reason your company wants you to use their Relocation Realtors). Once the Realtor YOU choose has that paperwork signed you are ready to go!

Do not let anyone tell you this cannot be accomplished. I have listed many homes for clients relocating and have fully cooperated with their relocation companies. My clients had the peace of mind that I am consistently in their neighborhood checking on their home, I know what is needed for the Use and Occupancy and I bring many buyers into Phoenixville in turn selling their home.

While you are focusing on moving to a different area and re-establishing yourself let a FULL-TIME Realtor experienced in your neighborhood take care of the details for selling your house!

The Job of a Realtor

Some Days Will Be Good and Other Days Will Make You Want To Give Up!

I received a letter the other day from a Realtor who was thinking of giving up her career and moving onto something else. She wrote "it just seems as though I can never please anyone, no matter what I do. When something goes wrong whether my fault or not I take the blame. It doesn't seem worth all the stress I feel every day to sell a house. How do you deal with the unrealistic clients?"

Just as in any profession, Realtors work differently from each other. There are great Realtors and there are Realtors who aren't so great. There are also great clients and not so great clients. Realtors and clients should have a conversation before joining together in a business partnership about what each expects from the other.

Purchasing and/or selling a home is not only a time consuming process but one with ups and downs. Realtors many times not only deal with marketing the property and negotiating the deal, but with emotions that can run high, and finding a way to help their client understand what is necessary in the Real Estate environment we are experiencing.

I have been very lucky as most of my clients have been easy to work with, understanding and realistic about the market. Of course I've had those clients that will not be happy no matter what you do to try to please them. They will consistently complain about things that are totally out of the Realtors control. They will not and will never appreciate what is being done for them.

I try to spoil my clients. I make the arrangements for Use and Occupancy and I am there for the inspection, I make arrangements for any work that has to be completed and I am there for the estimates, if my clients are not living in the house I check on it regularly. I have pulled weeds for elderly clients after an unreasonable buyer refused to go to settlement because it had overgrown and I have helped sellers move out of properties when they ran out of time. I have heard the husband complain about the wife and the wife complain about the husband. I hear about how overwhelming some of my client's lives are and how they have trouble coping. I go to the house for the insurance agency if the buyer's agent "doesn't have time" to make sure the process continues for my client. Many times a Realtor's job is much more involved then is what on the surface. We play the referee, the peacemaker, the counselor and the negotiator.

Sometimes I am the first Realtor that a buyer/seller has experienced. I let them know that I will be there for all inspections and take care of anything that needs to be completed to be sure the transaction is a smooth one.

Unfortunately you will not please all clients just like you can't please everyone in your life. But if you know you are going above and beyond what is required of you and you work hard for your clients that is enough. I wouldn't give up Real Estate because of a bad experience, we all have them. Just put it behind you, learn something from it if there is something to be learned and move forward.

So you have made the decision to purchase a home!  That's great news.  Rates are low, homes are affordable and you have many good choices.  Below are the steps you should follow when you come to the decision to purchase.  By following these steps you will ensure your purchase process will be a smooth and happy one.
 
Take a look at the Neighborhood where you want to purchase.  Narrow it down to 1 or 2 areas. 
 
Make a list of what you want in a home.  How many bedrooms?  Bathrooms?  1 story or 2?  Single or Twin?  Fireplace?  Central Air?  This will make it much easier to narrow down the homes you should look at.
 
Find a Top Realtor where you are searching to represent you.  It will cost you nothing to hire a Realtor and a Top Realtor will know the neighborhoods well and be able to provide you with expert advice. 
 
Speak with a Direct Lender regarding financing and obtain a pre-approval.  When you find the perfect house you will be ready to submit an offer.

Hire A Local Realtor!
 
A potential buyer rides by your home and becomes excited!  They just saw a home up the street but have been waiting for your home as they have always admired it!  They have to make a quick decision...they are leaving for vacation the next week and they don't want to risk losing your home.  They call your Realtor and explain they need to see the property today.  They also explain that they saw another home up the street but were estatic to see your home listed!  They are more than excited only to hear the Realtor representing your home state that they won't be able to show the property today, but offer a time the following day.
 
Or perhaps you have great professional and colorful brochures out front of your home.  You run out and know how important it is to have it stocked for buyers.  You call your Realtor only to have them come a few days later to put the brochures in the box.  Your call went in on a Friday, you have now missed an entire weekend.
 
You are so excited to have your home on the market and absolutely thrilled that a Realtor told you the house was worth much more than even you thought.  But 3 months later you've only had 1 showing and now realize that the house was overpriced from the very beginning.  Now you are locked into a listing agreement with an agent who did not know your market well enough.
 
These are only a few reasons you should use a local Realtor.  It is important to have someone who works AND lives near your home.  That will make them available for last minute showings and if there is an immediate need to show the house.  You also want and agent who can keep up with the marketing, including the on-site marketing.  Pricing your home is very important, especially in this market.  It's great to hear that your home is worth more than you even thought, however what is the point in that if it isn't going to sell?  Using a LOCAL Realtor will ensure your home is priced correctly.

Rent vs. Buy

SHOULD YOU RENT OR SHOULD YOU BUY?

The debate continues over whether it is best to own a home or rent a home. There have been various news articles on the internet providing different views on this subject. The answer won't come from anyone but yourself.

Let's face it, we all have to live somewhere whether we are paying rent or a mortgage is the question. At this time, rents are high. You rent a home for a year, move out, and you are not refunded any of the rents you paid through that year period. You don't gain and you don't lose.

If you purchase a property and pay a mortgage will it be a good investment? Obviously there have been some issues with the Real Estate Market. We continually hear the media speaking of short sales, foreclosures, and a terrible market. Of course there are short sales and there are foreclosures. These types of sales are present in both buyer and seller markets.

So will a purchase be a good investment? I believe so and here is why. If you are going to live in the property for a couple of years, the market will return and it is already returning. No we are not seeing the high sales prices we have in the past but we are making a steady upward turn towards higher market values. Homes are selling and although there are exceptions, they are selling in a reasonable amount of time. Will some be short sales? Foreclosures? Will some Seller's lose money? YES of course they will and again that happens in any type of market.

Keep these things in mind. You have to pay to live regardless of whether it is rent or a mortgage payment. The market in specific areas, Phoenixville being one, is moving upward. The rates are very low and the prices are affordable. Many times a buyer will find they can purchase and have a lower monthly payment with a mortgage then they would renting a property. And those numbers cannot be disputed.

So if you are on the fence about purchasing a home look at the pros and cons and make the decision on what will work better for you. Will your mortgage payment be less than a rent payment? Will you purchase more for your money now with low interest rates and good market values then you will be able to in a year or so? Is owning a home and making it your own important to you? Only you can make the decision for yourself.

95% of the sales I have made this year for Seller's have resulted in a profit. Some very large profits and a few marginal. But the point is, they resulted in a profit. Those that did not bought during a VERY high market, sold very quickly or had a 2nd mortgage on their properties that had to be paid.

Summer Slow Down...
 
It's that time of the year! Vacations, getting ready for school and more vacations. This time of year creates a lack of buyers and historically will continue through August. We will again see a pick up of buyers in September.

But it does not mean homes do not sell in these next 6 weeks. They will and they do. Make sure your home is one that a buyer cannot resist because during these next 6 weeks you will have serious buyers visiting your home.

How do you rise above these few weeks? Be sure all write ups about your home are colorful and informative. Lots of photos...aren't we all visual? Those photos should show your house in the absolute best light possible. Go over your listing and make sure you are happy with the information provided about your home. Have your Realtor put colorful, professional brochures by your For Sale Sign and keep them filled. Keep your lights on in the evenings including your front light so that it shines when potential buyers are riding by.

Keep your grass well manicured and fresh looking. Unless we are in a water conservative status water the lawn so that it looks alive. Keep those flowers watered during this steamy time to keep them beautiful. You need to make sure your home stands out from all of the rest.

Low Ball Offer? That's Great!

This is why it is very important to hire a Realtor to sell your home. The Realtor will take the emotion out of the process and act as a buffer between the Seller and Buyer or Seller and Buyer's Agent. It cannot be an emotional process as so much will be overlooked.

So let's look at the positives of a low offer. You HAVE an offer! Someone is interested. Someone likes your house and someone thought enough of your house to take the time to write an entire Agreement of Sale! That's great news!

Now that you have the offer it's negotiation time! I cannot tell you how many times I have seen low ball offers only to bring them right back up to where the Seller wanted to be. In one instance the initial offer was off by $30,000.00. A few Buyers haven't realized that the market has leveled out and that the Sellers are definately back to true market values when listing their homes. That's okay it can be worked with and eventually you may get the outcome you originally wanted.

When you receive a low ball offer let the Realtor speak for you. He or She will take the disappointment out of the situation, they can take the anger out of the situation and the disbelief we sometimes see as well. Without those emotions they can then turn a low ball offer into an offer the Seller will be happy receiving.
