Hire A Local Realtor!

 

A potential buyer rides by your home and becomes excited!  They just saw a home up the street but have been waiting for your home as they have always admired it!  They have to make a quick decision...they are leaving for vacation the next week and they don't want to risk losing your home.  They call your Realtor and explain they need to see the property today.  They also explain that they saw another home up the street but were estatic to see your home listed!  They are more than excited only to hear the Realtor representing your home state that they won't be able to show the property today, but offer a time the following day.

 

Or perhaps you have great professional and colorful brochures out front of your home.  You run out and know how important it is to have it stocked for buyers.  You call your Realtor only to have them come a few days later to put the brochures in the box.  Your call went in on a Friday, you have now missed an entire weekend.

 

You are so excited to have your home on the market and absolutely thrilled that a Realtor told you the house was worth much more than even you thought.  But 3 months later you've only had 1 showing and now realize that the house was overpriced from the very beginning.  Now you are locked into a listing agreement with an agent who did not know your market well enough.

 

These are only a few reasons you should use a local Realtor.  It is important to have someone who works AND lives near your home.  That will make them available for last minute showings and if there is an immediate need to show the house.  You also want and agent who can keep up with the marketing, including the on-site marketing.  Pricing your home is very important, especially in this market.  It's great to hear that your home is worth more than you even thought, however what is the point in that if it isn't going to sell?  Using a LOCAL Realtor will ensure your home is priced correctly.
